I hired Investors Choice Realty in St Pete to handle my rental properties and I have been very happy with the service. They are a great property management company. I've been working Peter Garian and he is a fantastic property manager. He is always available to answer questions and handle issues, and the full-service management has been great, completely eliminating any worries about my rentals. I had the BEST experience with this company. As a Government Contractor always deployed abroad, and own 3 properties in Florida I had to deal with the best people, the most experienced, skilled and courteous agents of Investors Choice Realty. Not only they managed my properties for years but they helped my selling them as well while I'm abroad. As a non resident small property owner in St. Pete I've used Investors Choice for nearly ten years. I've never met the the principals, staff or my renters but have ALWAYS had honest responsible management including during storms and with insurance questions. They instill confidence in an industry sometimes punctuated by charlatans. Reports are clear, I've never been taken advantage of because I'm distant and it's my pleasure to HIGHLY recommend these fine people.

This review is LONG overdue and completely unsolicited. As an investor of multifamily properties in several states (of which I do not reside) I know what to expect from a solid property management company. Investor's Choice, Chip specifically, has always been very prompt in response to any inquiries I might have, 100% transparent with any/all invoicing along with supporting documentation, cordial with my tenants (great for tenant retention), and always forward thinking. After going through several management companies that weren't up to par, it is with sincere thanks to Chip and his team for giving me peace of mind in knowing that my investments are being properly looked after. Would highly recommend.

Recently myself and another applicant were in the process of completing a rental application. We had submitted payments, financial documents, and personal information. Less than 3 hours laters we recieved an email that the property we had applied for was now off the market. We were recommended to apply for another property managed by the company at $100 more. Understandably, this is disappointing. Not because $60 was paid per application, background checks started, and now personal and financial information submitted, but because of the lack in appropriate action. It would have been more respectful and transparent to inform us that an application was pending approval on the property we were seeking to rent and to inform us. To have us continue the application process knowing that another applicant was approved for the rental property is a trait that I and other renters seek to aavoid.We were able to be reimbursed one of the $60 application fees which is why this company is being provided two stars. I advise that if you are considering to work with this company be cautious. I am taking this experience as an opportunity to inform others, would-be applicants, of this company's process and practices.

I've been renting from this place for 4+ years..I always dealt with Chip. He has always been very nice and helpful. There is a maintenance person that does his best to take care of problems at hand or if need be they will get someone else. I am looking to move again soon, and I will be working with Investors Choice again. Very nice people to work with...I am totally satisfied...so far so good!

Don't move in or pay rent until they have done everything they have said they will do (like clean the property or fix problems). Don't agree to anything unless it is in writing and signed, but even then they probably won't comply with terms. We thought we would only need a rental for a few months, but Investors Choice insisted on a 7 month lease through January 20. We were told they would send in a professional cleaner but they didn’t get the water and power on until the day after I took possession so there is no way it was cleaned. During our stay we had several problems with door locks, leaks, and mold. We promptly reported each incident and each time we were told that the owner insisted that we use his choice of handyman and we would have to wait (sometimes several days) until they could be reached. On September 26th, we were contacted by Peter at Investors Choice and informed that the owner wanted to move back into their home (from out of state) and we either needed to move or start paying higher rent and start paying utilities and lawn maintenance (which were included in our lease). This was the equivalent of about $300 more per month – in the middle of a written lease with fixed termination date. We didn't want to keep the owner from being able to move back into their home but couldn't afford to pay $300 more per month. We found another rental that would meet our needs but they wouldn't hold it for a month so I asked Peter if we were to apply to lease the property would we be able to get our last month’s rent prorated. I was told “I think something can be worked out”, so we paid $150 to apply for that house and were approved. Peter then informed us that his boss said no on prorated rent. The other property management company refused to hold the second home until November 1st and we couldn’t afford to pay rent and deposit on the new house and also pay October rent and wait 15-30 days for the security deposit to be returned so they moved on to another applicant. We were then told that the owner was flying in to town on October 3rd and wanted to come do a walk through. We agreed to give them access per the terms of our lease. On September 28, Peter informed us that he would be delivering me a written 30 day notice stipulating a move out date of 10/29. Our lease specifically stated a termination date of January 20th and that the lease couldn’t be altered except in writing and signed by both parties. The only written notice that was ever delivered was one for the walk through by the owner which we had already verbally agreed to. Following the walk through, the owner and Peter went outside and spoke for a while and then Peter came back in and said that he just found out that the owner wasn’t really moving back he just wanted more money from the rental. He gave us the choice of keeping the same rent but paying utilities and lawn maintenance or sign a mutual termination of lease and get all of our security deposit back and be out by November 1st. We couldn't afford an attorney to fight it or the added expenses of utilities and lawn care, so we agreed to their terms of getting our full deposit back if we were out by November 1st. We hunted frantically for a suitable home, borrowed money from family members to pay for the security deposit and rent on another home, worked like crazy to move out and cleaned the house better than it was when we moved in. On October 29th, when I contacted Investors Choice to schedule handing over our keys and getting our security deposit back, I was informed that the owner would be doing the walk through himself and that we might not be getting the full deposit back. When I asserted that the terms of our agreeing to an early termination was based on them saying we would get our deposit back, Peter responded that the owner wanted $100 for landscape restoration - without Investors Choice or the owner having seen the property since the date they agreed to full restoration of the security deposit.

Bill Cocker has consistently misrepresented the property we rented and renovated. Told us when looking at it, while electric was off that it had an AC unit and then after giving us the run around as we were renovating finally said "we didn't tell you it was a working ac. Said it was previously a licensed restaurant in the lastyear when it wasn't, leaving us with thousands of dollars in repairs to have a functioning system. Do NOT use these people
